These terms cover this website and the work JJ Construction of Raeford LLC does for customers in North Carolina.
Estimates are free and are based on what can be seen before the work starts. Remodeling has an honest limit to that: nobody knows what is behind a bathroom wall, under a shower pan, beneath a second layer of shingles or under a deck board until it is opened. If what we find changes the price — soft decking, rotten framing, a supply line that will not take a new fixture — we stop, show you, and give you the new number before we keep going. You are never billed for a surprise you did not agree to.
Changing tile, moving a fixture, adding a section of fence or extending a deck after work has started is fine — it just changes the price and often the schedule. We will tell you both before doing it, not on the final invoice.
Dates are our best estimate, not a promise. Roofing, gutters, decks, fences, exterior painting and pressure washing are all outdoor work, and rain, wind, cold and wet ground move them. A roof is not opened up when a storm is coming in, and exterior paint is not applied onto a surface that will not dry. When weather moves your date, we tell you as soon as we know.
We need access to the property, to the water shutoff and to the electrical panel on work days, and room for a truck and materials. Buried lines that were never marked — old irrigation, septic lines, well lines, low-voltage wiring, pet fence — can be hit when posts are set even when we are careful. Tell us what is down there if you know. Please also secure pets and move vehicles and anything breakable out of the work area before the crew arrives.
New wood next to weathered wood will not match until it ages, and shingle, siding and paint colours can differ slightly between batches and between what a screen shows and what a wall looks like outdoors. We will point that out before the work rather than after. Wood also moves, cups and checks as it dries — that is the material behaving normally, not a defect in the build.
Payment terms are agreed in the estimate before work starts. Larger jobs may be split between a materials payment and a balance when the work is finished. Anything added along the way is agreed with you first and settled at the end.
We photograph our own finished work and may use those photos as examples on this site or when showing another customer what something looks like. The photos show the work, not your name or your address. If you would rather we did not photograph yours, tell us and we will not.
